In this role, you will be a key member of Medtronic's center-led Indirect Supply Management (ISM) team and report to the Director, Strategic Sourcing for Warehousing, Facilities, and Real Estate. This role provides the opportunity to help identify and ensure the execution of real estate sourcing strategies across our global portfolio. You will partner with the center-led Corporate Real Estate, external Service Provider, and internal regional Sourcing teams to support property sourcing, negotiation, contracting, acquisition, and disposition.

The ideal candidate will be a SME in Real Estate with a Sourcing lens and have a demonstrated history of quickly building and leveraging relationships in a global, matrixed environment, working collaboratively to ensure team performance and execution, and successfully influencing various stakeholders at all levels. This position will ensure commercial Sourcing discipline and practices for a large, indirect spend pool.
As the Sr. Manager, Strategic Sourcing - Real Estate, you will:

  • Understand economics and market conditions and ensure strategies are deployed to mitigate cost and risk
  • Act as the primary liaison between internal Sourcing teams and Corporate Real Estate and external partners to ensure seamless communication, deal progression, and compliance
  • Develop the Global Category Sourcing Strategy in close coordination and alignment with the Corporate Real Estate Strategy
  • Participate in market benchmarking and help identify, analyze, and shortlist property options
  • Support RFP events and processes with short-listed options, ensuring maximum value creation, risk mitigation, and acceptable terms and conditions
  • Support corporate portfolio optimization efforts, led by Corporate Real Estate, including asset acquisitions, renewals, lease re-negotiations, and property dispositions
  • Assist in negotiation planning, financial analysis, and side-by-side comparisons and evaluations
  • Collaborate on transaction commercial contracts (LOIs, leases, purchase agreements, etc)
  • Oversee Transaction Fees and ensure / audit costs are in line with agreed-upon contractual rates
  • Manage and negotiate contracts with external Service providers, ensuring contractual rates, terms, and KPIs are met
  • Work in conjunction with the Corporate Real Estate team to implement the Supplier Relationship Management program and other best practices

This position is ideally located in the Twin Cities, MN, and will operate on a hybrid schedule, though remote candidates will be considered.

Must Have:

  • Bachelor's Degree in Real Estate, Finance, Economics, or related field plus 7 years of relevant experience in complex commercial Real Estate transaction processes, or an advanced degree with 5 years of relevant experience in complex commercial Real Estate transaction processes.

Nice to Have:

  • At least 10 years of experience in a large, multi-divisional corporation
  • Exposure to Sourcing and Procurement, and driving category strategies
  • Experience in forming and maintaining strategic partnerships
  • Strong influencing and negotiation skills
  • Self-starter, highly collaborative, results-driven personality
  • MBA or Master's degree in Real Estate, Finance, Economics or related field
  • 12+ years deep commercial Real Estate and Sourcing experience
  • Knowledge of working in FDA-regulated industries
  • Previous experience in the medical device/life sciences industry
  • Experience working with a global, highly matrixed organization

Salary ranges for U.S (excl. PR) locations (USD):$138,400.00 - $207,600.00

This position is eligible for a short-term incentive called the Medtronic Incentive Plan (MIP).

The base salary range is applicable across the United States, excluding Puerto Rico and specific locations in California. The offered rate complies with federal and local regulations and may vary based on factors such as experience, certification/education, market conditions, and location. Compensation and benefits information pertains solely to candidates hired within the United States (local market compensation and benefits will apply for others).

The following benefits and additional compensation are available to those regular employees who work 20+ hours per week: Health, Dental and vision insurance , Health Savings Account , Healthcare Flexible Spending Account , Life insurance, Long-term disability leave , Dependent daycare spending account , Tuition assistance/reimbursement , and Simple Steps (global well-being program).
