Position Summary
The Director of Marketing is a pivotal leadership role responsible for transforming and executing a modern, performance-driven marketing strategy across a portfolio of 21 multifamily communities throughout California. This includes a focus on lease-ups, stabilized assets, and corporate brand positioning. The role demands a dynamic leader who can combine high-level strategic vision with operational excellence across digital, branding, CRM, reputation management, and resident engagement.
As a strategic partner to departments including Operations, Asset Management, Business Information Systems, and Learning & Development, the Director will ensure marketing initiatives are fully aligned with broader business objectives.
What Youll Bring
Required:
8+ years in marketing, with at least 3 in a leadership or director-level role
Multifamily real estate experience, including luxury lease-ups
Demonstrated success in strategic planning and digital marketing
Experience managing internal teams and external agencies
Strong CRM, analytics, SEO/SEM, and branding expertise
Excellent communication and project management skills
Bachelor's degree in Marketing, Communications, or related field
Preferred:
Experience with Yardi CRM IQ or similar systems
Experience launching or rebranding multifamily communities
MBA or advanced certifications (Google Ads, HubSpot, etc.)
Familiarity with California real estate market

Your Responsibilities:
Strategic Leadership & Planning
Develop and execute the company-wide marketing strategy aligned with occupancy, leasing velocity, and brand awareness goals.
Lead annual and project-specific marketing planning, including lease-up strategies, media launches, and pricing insights.
Conduct full audits and gap analyses of marketing systems, vendors, and processes.
Act as the primary marketing liaison in business development efforts.
Branding, Storytelling & Creative Direction
Define and maintain the brand architecture for the company and its communities.
Ensure cohesive branding across all digital and physical touchpoints.
Oversee the creation of branded assets, collateral, signage, and promotional materials.
Partner with interior design and landscaping teams to align aesthetics with branding.
Advertising, Media & Lead Generation
Manage paid and organic campaigns: Google Ads, Meta, TikTok, influencer campaigns, ILS platforms, event marketing.
Oversee listing accuracy and alignment with property aesthetics.
Measure and report on lead source performance (CPL, CPLe, ROAS).
CRM, Lead Management & Leasing Support
Optimize CRM systems (e.g., Entrata, Anyone Home) to improve lead nurturing, visibility, and conversion.
Track unit staleness, lead queue health, agent responsiveness, and leasing performance.
Partner with Operations and Asset Management to adjust campaigns based on occupancy trends.
Reputation & Resident Experience Management
Lead online reputation strategy, targeting minimum 3.5+ star ratings across platforms.
Manage business listings (Google, Yelp, Meta, Apple, etc.) for properties and corporate.
Respond to public feedback on LinkedIn, Glassdoor, and review sites.
Collaborate on customer experience strategies and training.
Digital Content, Social Media & PR
Direct digital asset creation (photo, drone, video, virtual tours, blog content).
Manage content calendar and community management for social platforms.
Coordinate PR efforts internally or through agency partnerships.
Proactively monitor and mitigate media risks.
Marketing Technology & System Administration
Administer marketing platforms including CRM, email systems, social scheduling, website CMS.
Ensure data accuracy across systems and ILS feeds.
Manage marketing help desk and ensure timely resolution of property-level requests.
Analytics, Reporting & Insights
Create marketing dashboards and KPIs (lead-to-lease funnel, ad source ROI, NPS, review response time).
Provide weekly, monthly, and on-demand performance reports for stakeholders.
Adjust marketing budget allocations based on property needs and market data.
Vendor & Budget Management
Oversee vendor relationships: define scopes, negotiate terms, and monitor execution.
Lead RFP and bid evaluation processes for large contracts.
Monitor budget adherence and ensure efficient spend aligned with marketing ROI.
Event Marketing & Corporate Engagement
Lead marketing-related events: lease-up launches, press/influencer events, resident townhalls.
Plan internal events: annual awards, managers' conference, and company-wide celebrations.
Support other departments with branded internal communications.
